Our experience in strategic asset management, property and facilities management has delivered the successful regeneration and refurbishment of Empire House, a 55,000 sq ft 1960’s office block located in the centre of Dewsbury, opposite the Town Hall.
The common parts have undergone comprehensive refurbishment, following which we have been undertaking a rolling programme of office refurbishment. Since acquisition in 2014, we have proactively and successfully marketed the vacant office space – securing nine new tenants including a café operator generating increased footfall – retained existing tenants at lease renewal and let additional space to them.
This has increased net rent by 24%, increased weighted average unexpired lease term (WAULT) by 23% and reduced vacant space by 17% to just 4%.
We are actively engaged with other key local stakeholders in order to drive forward town centre regeneration through a varied programme of events including music and dance festivals, food and craft markets – and in doing so, enhance the position of the asset.
