Preserving Historical Elegance

Future asset management initiatives are being explored such as the restoration of Friend’s Passage, a 1,100 sq ft facility which could easily house another high-end restaurant, raising income by another £30,000 per annum and easily adding another £500,000 in value to the estate.

We are also working with a design team to work on enhancing the seating arrangements such that the outdoor food and drink season can be extended. Once successful, this should lead to opportunities to better rentalise the outdoor areas. At an achievable £15 per sq ft over approximately 10,000 sq foot the income from seating would rise from £36,000. per annum to £101.191 per annum. Capitalised at 6.5% then this raises the asset value by £1,000,000.
