Estate agents across west Kent and east Sussex are reporting a housing boom with post-lockdown sales soaring and many fighting over limited supply. Pandemic-weary buyers have been particularly transfixed by the picturesque, spacious town of Royal Tunbridge Wells.

According to a Hamptons estate agent review of Land Registry data, the average house valuation here has risen 52% over the last decade and is now almost a third higher than the Kent average.

Since the start of the COVID-19 crisis, it’s clear to see why the interest in this affluent Kent town has intensified. With great schools and elegant Georgian architecture, all within a stones throw of London; its clear to see why property in this town is becoming such a hot commodity.

Working from Home

Prior to the pandemic, people felt chained to the capital due to work, however, Andrew Farmer, director at Hamptons, says about 60 per cent of people buying Tunbridge Wells property are from London. 

This figure is a signifier of a new market trend, instigated by businesses opting for a more flexible office model. Workers are now able to purchase property outside of London; evident from the widespread bidding wars and offers over the asking price for spacious, suburban property. 

Many have traditionally moved to Royal Tunbridge Wells due to its relatively easy commute to London. With the average journey time from Tunbridge Wells station to London Bridge being only 49 minutes, whilst the drive into the city is just a little over an hour. 

Education

The town also has a selection of primary and secondary schools rated “outstanding” by Ofsted. There are also popular independent options such as Kent College and the selective grammar schools. 

Ross Davies, head of the local Knight Frank office, says many families move from Sussex and Surrey to be in the catchment areas for these high-achieving grammars, while the quality of schooling has also attracted international buyers. Most schools are located in the St Johns and St Jamesareas, as well as the streets clustered around St Peters Church.
